This landing page is made available by Algarve Vacation Ltd (“Algarve Vacation”, “we”), with registered office at Phoenix House, 2 Huddersfield Road, Stalybridge, Cheshire, SK15 2QA, United Kingdom, which is engaged in the marketing and management of holiday properties in the Algarve.

It is intended for owners who want to find out the holiday-letting potential of their property and, if they wish, request a professional assessment. It is not a booking platform.

The landing page is intended for persons aged 18 or over who are owners, co-owners or authorised representatives of the property being assessed, or who are considering purchasing it.

You undertake to use the landing page in good faith, not to enter false information or third-party information without authorisation, and not to attempt to disrupt its operation, access non-public areas or extract content by automated means.

The quick assessment, the in-depth assessment, the mini-study and the professional assessment are free and come with no obligation. Requesting an assessment creates no obligation for you to contract Algarve Vacation's services, nor any obligation for Algarve Vacation to put forward a proposal.

In the quick assessment, you provide the locality, property type, number of bedrooms, swimming pool and other features of the property. After providing your contact details, you see an indicative estimate of annual gross revenue.

The estimate is derived from Algarve Vacation's revenue data for the locality, property type, number of bedrooms and presence of a swimming pool. Where the locality does not have its own figures, a reference area is used, shown alongside the result. If you answer that you do not know whether there is a swimming pool, the no-pool scenario is used.

Where the features provided fall outside the available data, no automatic figure is shown and the request proceeds to an individual assessment.

If you decide to continue, you may answer additional questions about the property, its current situation and your goals. Based on these answers, the landing page presents an automatic mini-study with general observations and next steps.

The mini-study results from fixed rules applied to your answers. It does not constitute an assessment of the property carried out by a professional, nor an investment recommendation.

After the request, the Algarve Vacation team may contact you to find out more about the property and, if both parties agree, arrange a visit and prepare an individual study and a management proposal. Timescales given on the landing page are indicative and depend on availability for the visit and the information required.

Any involvement of Algarve Vacation in improvements to the property is a possibility subject to individual assessment. It does not constitute automatic approval of investment or any guarantee of financing.

Results depend on the accuracy of the answers given. You are responsible for the accuracy of the information you provide. Incomplete or inaccurate answers may produce results that do not reflect the actual property.

All estimates, figures, observations and projections presented on the landing page are purely indicative and non-binding. They do not constitute a commercial offer, a property valuation, financial, tax or legal advice, or a promise of results.

The estimate refers to annual gross revenue, that is, the value of bookings before any costs. It does not correspond to the owner's profit or net income.

Among other things, it does not include: management and booking-platform commissions, cleaning and laundry, maintenance and repairs, water, electricity, gas and internet consumption, insurance, condominium charges, taxes and levies, including the tourist tax, and licensing or improvement costs.

Algarve Vacation does not guarantee any level of occupancy, revenue, profitability or income. Actual results depend on the location and actual features of the property, its condition, licensing, equipment, availability for letting, prices charged, tourist demand, seasonality, competition, the legal and tax framework, and operating conditions.

Any provision of management services is subject to entering into a separate written contract, with commercial terms presented and agreed individually. These terms do not govern that contract.

The content of the landing page — text, images, videos, illustrations, trade marks, logos, design, revenue data and software — belongs to Algarve Vacation or the respective rights holders and is protected by law. You may view it for personal use and to assess your property. You may not copy, reproduce, distribute or use it for commercial purposes without written authorisation.

We seek to keep the landing page available and functioning correctly, but interruptions, errors or updates may occur. We may change, suspend or discontinue the tool, the questions or the data used in the estimates at any time.

To the maximum extent permitted by law, Algarve Vacation is not liable for decisions taken solely on the basis of the estimates or the mini-study, nor for damage resulting from interruptions to the landing page or inaccurate information provided by the user. This limitation does not apply in cases of wilful misconduct or gross negligence, and does not exclude any rights afforded to consumers by law that cannot be excluded.

The processing of personal data and the use of cookies and similar technologies are described in the Privacy Policy and the Cookie Policy, which form part of these terms.

We may update these terms. The version in force and its date are always shown on this page and apply from the date of publication.

These terms are governed by the law of the United Kingdom. If you are a consumer habitually resident in the European Union, you also benefit from the protection afforded by the mandatory provisions of the law of your country of residence. Algarve Vacation and the user submit to the non-exclusive jurisdiction of the courts of the United Kingdom, so you may assert your consumer rights either in the United Kingdom or in the EU country where you reside.

Before going to court, we ask you to contact us so that we can try to resolve any issue informally. If you are a consumer, you may also use the alternative dispute resolution mechanisms available in your country of residence.
